Why Mold Always Returns to the Same Spot After Painting

Painting walls with visible mold rarely solves the problem permanently. In many Portuguese homes, stains return to the same spot weeks or months after a fresh coat of paint, and the reason lies in what remained beneath the surface.

The cycle that turns fresh paint into waste

Mold is not just a cosmetic issue and indicates excess moisture, whether from leaks, rising damp, or condensation1. When you paint over a surface that still holds moisture in the substrate, you create a temporary barrier. The paint hides the problem but does not eliminate the water source feeding fungal growth.

Recent storms have left several homes affected by flooding in areas such as Leiria, Coimbra and Alcácer do Sal, and the accumulated moisture can prolong its impacts over time2. In these situations, painting quickly to "fix" the visual aspect only delays the return of stains.

Painting over active mold or still-damp plaster creates a film that prevents the wall from drying naturally. Over time, moisture accumulates behind the paint, blisters the finish, and stains return, often with greater intensity.

The three causes that bring mold back

Fungi reappear because the source of moisture was not identified or corrected. There are three main types of moisture that fuel the mold cycle in Portuguese homes.

Condensation moisture occurs when water vapor generated inside the home (showers, kitchen, breathing) condenses on cold surfaces, especially poorly insulated walls and corners without air circulation. This form of moisture is particularly common in apartments without adequate ventilation and in rooms where clothes are dried indoors.

Rising damp is common in older homes or those built on land with high soil moisture, caused by water seeping up through capillaries in tiny pores in the walls from the soil. In these situations, stains appear mainly at the base of walls, along the skirting board, and are often accompanied by white deposits (salt efflorescence).

Finally, moisture from leaks enters through cracks in the facade, damaged roof coverings, blocked gutters, or poorly sealed window frames. This type of moisture causes localized stains that worsen on rainy days.

Anti-moisture paint is not a solution when the cause remains

On the market there are paints that promise to resist mold and control moisture. These products contain fungicidal additives and in some cases micropores that help regulate vapor passage.

However, no paint solves active moisture in the substrate. If the wall continues to receive water from leaks or rising damp, the paint will eventually fail. The function of these products is complementary, never a substitute for addressing the cause.

It is necessary that the source of moisture be identified and resolved before applying paints with fungicidal additives, which help combat mold growth as a protective barrier.

Painting without waiting for the wall to dry completely after repairing the source also leads to mold's return. Plaster applied over damp surfaces or painting done before the necessary curing time creates ideal conditions for rapid stain reappearance.

What to do before painting again

Before any painting work on a surface with a history of mold, it is necessary to confirm that the wall is dry. This involves using a moisture meter (contact hygrometer) or waiting the recommended time after the leak repair or ventilation improvement.

According to Eurostat data, 25% of homes in Portugal have leaks or moisture problems, with even higher risk in coastal and mountainous areas due to Atlantic microclimate3. In these regions, drying time can be longer, especially in autumn and winter months.

If the source is condensation, improving room ventilation is a priority: opening windows daily, installing ventilation grilles, using extractors in bathrooms and avoiding drying clothes indoors are simple measures that reduce moisture vapor in the air.

When moisture comes from leaks, repairing cracks in the facade, cleaning gutters, replacing window seals, or fixing roof problems must happen before painting. Otherwise, each rainfall brings new water into the wall.

If it is rising damp, treatment requires chemical barriers (injecting waterproofing products into the base of the wall) or specific ventilation systems. This work must be carried out by specialized professionals, because simple painting does not stop water rising through capillaries.

When mold cleaning is not enough

Cleaning mold with diluted bleach or antifungal products removes visible stains but does not resolve the presence of fungi embedded in the plaster or in layers of old paint.

If mold returned less than 60 days after thorough cleaning, the affected area exceeds 1 m² or there is visible damage to the substrate such as damp plaster or blistered paint, household cleaning does not solve the problem. In these cases, it may be necessary to remove old paint layers, scrape damaged plaster, apply in-depth antifungal treatment, and let the surface dry completely before preparing and painting.

These preparation works are the difference between paint that lasts years and paint that lasts weeks. When mold history is recurring, investing time and budget in substrate preparation saves money in the medium term because it avoids repeated cycles of repainting.

Substrate preparation determines the result

Painting well on a wall with a history of moisture requires prior substrate treatment. Lightly sanding and applying a coat of universal primer is not enough.

If there are traces of mold, the surface must be treated with specific fungicidal product (not just cleaner), allowing it to work for the time indicated by the manufacturer. Then, it is necessary to apply a stain-blocking primer and residual moisture sealant, which prevents salt residue or old pigments from staining the new paint.

On walls that have experienced rising damp or prolonged leaks, it may be necessary to remove plaster down to the base, let it dry, apply a waterproof barrier, and replaster before painting. These interventions increase the cost and time of the work, but they are the only ones that guarantee stains do not return to the same spot.

When requesting a painting quote for rooms or walls with a mold history, it is important that the professional see the space (through photographs, videos, or a visit) and assess the real condition of the substrate. A quote calculated solely by square meters does not reflect the work needed when there are underlying moisture problems to resolve.
