What to check before hiring a painter: points that protect the property owner

Hiring a painter seems like a simple decision until the first problem appears. Peeling surfaces two weeks later, paint blisters at the end of the first month, or worse, a professional who stops answering calls when defects emerge. Most of these scenarios start in the same place: the property owner did not check the essential points before closing the agreement.

Confirm that the professional is properly registered

A painter who works independently in Portugal must be registered as a self-employed worker or have an established company. This registration is not optional, it is mandatory. Accepting a quote from someone who is not registered puts the property owner in a fragile position: without registration, there is no way to confirm that contributions are up to date, and in case of accident or problem with the work, it is difficult to demand responsibility.

The legal guarantee for services in Portugal is 2 years, but that protection only works if the service delivery is properly formalized. Old cracks covered with filler, structural moisture that reappears2 after each rain, or old paint that peels when you try to sand it. These scenarios occur frequently in older buildings, especially in cities like Lisbon, Porto, Coimbra or Braga, where the built environment is decades old.

When surfaces reveal problems during preparation, the initial quote may need to be adjusted. That is why the written agreement should always include a clause explaining what happens in these cases: how the problem will be communicated, how the quote will be adjusted, and what timeframe the property owner has to decide whether to proceed with the additional work. Without that clarity beforehand, difficult discussions arise.

Before signing: three final points to confirm

Before accepting any proposal, it is worth answering three simple questions. First: did the professional see the space, either through photos and videos or an on-site visit? Second: did it become clear what is included in the quote and what is not? Third: are the job scope, timeline, and payment model recorded in writing and accessible for consultation?

If all three answers are "yes", the risk of surprises drops drastically. If any one remains unclear, it is worth pausing and clarifying before moving forward. The rush to start a project rarely pays off when problems emerge that could have been avoided with two or three questions asked at the right time.
