The temptation is huge. Damp patches appear on the wall, paint flakes off, there's a musty smell that won't go away, and the solution seems obvious: buy new paint and apply a fresh coat of colour. The result is almost always the same - after a few days or weeks, the patch returns, often larger and darker than before. And the investment, whether in time or money, is wasted.
In regions where older buildings were constructed without proper insulation and where atmospheric humidity can be high in many areas (especially in winter), this problem is extremely common. Patches that appear after heavy rain, walls that feel cold to the touch, wallpaper peeling or paint with blistering are all signs that water is where it shouldn't be. Painting over these surfaces without fixing the source is delaying the problem, not solving it.
Why paint alone can't tackle damp
Paint, even that sold as damp-resistant, cannot stop active infiltration or solve structural problems. If water keeps entering the wall (due to lack of external waterproofing, rising damp, cracks in the render or leaking pipes), the paint will absorb that moisture and start to deteriorate. The most common result is blistering, flaking and the patches reappearing.
When damp is caused by condensation (warm air touching cold surfaces), paint may help visually for a few weeks, but then mould settles back in. Poor ventilation, inadequate thermal insulation and missing vapour barriers are issues that painting alone will never solve.
It's also important to note that genuinely damp walls won't let paint dry properly. Adhesion becomes compromised, even if the surface looks well painted visually. After a short time, the paint film starts to peel and the work has to be redone.
What to do before picking up the brush
Before painting, it's essential to identify where the water is coming from. If damp always appears in the same spot after rain, it may be infiltration through the façade, roof or balcony. If it appears near the skirting board and rises vertically, it's probably rising damp - water moving up from the ground through the wall. If patches are in cold areas of the house (exterior corners, north-facing walls) and worsen in winter, it's almost certainly condensation.

Preparing a damp surface before painting
When the cause has been fixed and the wall is dry (which can take weeks, depending on render thickness and saturation level), it's time to prepare the surface. This means removing all loose paint, degraded render or salt efflorescence (those whitish patches that appear when water evaporates and leaves salts on the surface).
If there's visible mould, cleaning must be done with appropriate products before applying any primer or paint. Leaving fungal spores under fresh paint guarantees the mould will return as soon as there's new damp or poor ventilation.
After cleaning and drying, apply a suitable primer for the surface type and the problem that existed (there are fixing primers, stain blockers, anti-salt primers, etc.). Only then, with the surface completely dry, should you move on to the finishing paint.
When it makes sense to use specialist damp-resistant paint
There are paints formulated for environments with higher damp exposure - bathrooms, kitchens, basements or areas with limited ventilation. These paints usually have anti-mould additives and greater water resistance, but they're still not a solution for active infiltration.
They're useful in situations where damp is functional (shower steam, for example) or residual (after the underlying problem has been fixed), but never as a first line of defence against water entering through the wall. The common mistake is believing that "special" paint removes the need to fix the root cause. It doesn't.
Also, it's worth confirming that the professional understands the wall's history and chooses the right products. Applying waterproof paint over a wall that needs to breathe (as is the case with many old stone or lime walls) can make things worse by trapping even more moisture inside the structure.
What to check before hiring for painting on surfaces with a history of damp
If you've had damp problems in a room and now want to paint it, share that history with the professional from the start. A proper quote should include an assessment of the current wall condition - whether there are still signs of damp, if the surface is stable, whether replastering or specific treatments are needed.
